    Our development process

    1. Deal sourcing. We screen sites and off-market opportunities against real rental demand in the node, not just asking price.

    2. Feasibility. Land cost, build cost, professional fees, holding costs, achievable rent and exit yield are modelled with a sensitivity range before anything is committed.

    3. Structuring & funding. We structure the ownership and finance, and introduce funders, sponsors or co-investors where required.

    4. Delivery. Professional team appointed, contractor managed, programme and cost tracked to completion.

    5. Lease-up & operations. The completed asset is tenanted and moved onto our management platform, so the investment case is actually realised.

    Who we work with

We partner with private investors, family offices, sponsors and funders, contractors, attorneys, and property owners looking to unlock latent value. Our partner directory lists the developers, professionals and specialists we work with on active projects.

    Property development FAQs

    What is property development?

Property development is the process of turning land or an existing building into an income-producing or saleable asset — sourcing the site, testing feasibility, securing funding and approvals, managing construction, and then leasing or selling the finished product. MM Group Properties focuses on residential and purpose-built student accommodation developments in South Africa.

How do I start a property development project in South Africa?

Start with the demand story, not the building. Confirm there is proven rental or buyer demand in the node, then run a feasibility on land cost, build cost, professional fees, holding costs and the achievable rent or sale price. Only once the numbers hold do you secure the site, appoint professionals, and approach funders. We run this sequence with owners and investors before any spend is committed.

What does a feasibility study include?

A development feasibility covers site and zoning analysis, achievable gross lettable area, comparable rentals or sales, total development cost including professional and finance charges, projected yield and internal rate of return, and a sensitivity check on build-cost and vacancy assumptions.

Do you work with investors and funders?

Yes. We partner with private investors, family offices, sponsors, funders and contractors. Depending on the deal we co-invest, source capital, or act as development manager for the owner. Our partner directory lists the professionals we work with on active projects.

Is student accommodation a good development to invest in?

Purpose-built student accommodation near a large campus tends to produce a higher yield per square metre than standard residential because it is billed per bed, and demand renews with each academic intake. The risks are concentration — one campus, one academic calendar — and higher operational intensity, which is why development and management should sit with the same team.

What areas do you develop in?

We prioritise the Western Cape (Cape Town Northern Suburbs, near UWC, CPUT Bellville and Northlink College) and Gauteng (Brakpan and the East Rand), where we already own and operate stock and understand the rental demand first-hand.
