Student accommodation FAQs
How much does student accommodation cost in Cape Town?
Private student accommodation in the Cape Town Northern Suburbs generally runs from around R2,800 per month for a sharing room to roughly R6,000 for a furnished single, usually including Wi-Fi, water and security. MM Group Properties publishes the exact monthly rental and deposit for every available room on each residence page, so there is nothing to negotiate at signing.
What is included in the monthly rent?
Our rooms come furnished with a bed, desk, chair and wardrobe, and the rent includes high-speed Wi-Fi, water, access-controlled entry with CCTV, communal study and lounge space, and on-site laundry facilities. Electricity is prepaid where the residence is individually metered.
Do you accept NSFAS students?
We accommodate both bursary-funded and self-paying students, but we are not yet an NSFAS-accredited provider, so NSFAS will not pay us directly. Students with other bursaries or a funder who pays the residence directly are welcome — send us the funding confirmation with your application.
How close are your residences to UWC, CPUT Bellville and Northlink?
Our Belhar residence is a short walk or a few minutes’ drive from the University of the Western Cape and within easy reach of CPUT Bellville, while our Goodwood residence is close to Northlink College and on direct public-transport routes to Bellville. Each location page shows a map and the specific travel options.
How do I apply for a room?
Apply online: choose your residence, upload your ID, proof of registration or funding, and next-of-kin details. Approval usually takes 24 to 72 hours. Once approved you sign the lease digitally and pay the deposit and first month to secure the bed.
How long is the lease and can I stay over the holidays?
Leases are typically aligned to the academic year with a 12-month option, and residents may remain over the short vacations — you do not have to move your belongings out between semesters. Exact dates are confirmed in your lease before signing.
Are the rooms safe and is there security at night?
Yes. Buildings run access control, CCTV coverage of entrances and common areas, and 24/7 monitoring, with a maintenance and support line residents can log issues on at any time through the resident portal.
Can I share a room with a friend of the same gender?
Sharing rooms are gender-locked as standard, and if you and a friend apply together and request each other by name we will place you in the same room where a double bed space is still open.
