Student Accommodation in Cape Town: A Practical Guide

Finding a room in Cape Town is part budget, part location and part paperwork. This guide walks through what accommodation actually costs, which suburbs work for UWC, CPUT Bellville and Northlink students, what documents you need ready, and what to check before you sign a lease.

What student accommodation costs in Cape Town

Off-campus rooms in the northern suburbs generally run between R3,000 and R6,500 per month. Sharing rooms sit at the lower end, single rooms at the upper end, and the difference usually comes down to what's bundled in. Before comparing two listings on price alone, check whether water, electricity, Wi-Fi, furniture and security are included — an apparently cheaper room with metered utilities and no furniture often costs more by the end of the month. Our Belhar and Goodwood rooms start from R3,500 per month, furnished, with Wi-Fi and 24/7 security included, plus a refundable deposit before move-in.

    • Sharing rooms: lowest monthly cost, gender-allocated
    • Single rooms: privacy and quiet study space
    • Ask what utilities and Wi-Fi are included
    • Budget for a refundable deposit up front
    • Factor in transport costs to campus
    • MM Group rooms from R3,500/month

Choosing an area: Belhar, Bellville and Goodwood

Location decides your daily commute and your transport budget. Belhar puts you roughly five minutes from UWC and a short train ride from CPUT Bellville, with Belhar Station running directly into Bellville and central Cape Town. Goodwood is walking distance from Northlink College and well served by Golden Arrow and minibus routes. Both suburbs have shops, clinics and food within easy reach, which matters more than students expect during exam weeks. If you're choosing between two areas, work out the return trip cost per day and multiply it by the academic year — a slightly cheaper room far from campus rarely comes out ahead.

Documents and funding: what to have ready

Applications move fastest when the paperwork is complete on the first submission. Have a certified ID or passport copy, your registration or acceptance letter, proof of funding, proof of residence and next-of-kin details saved as clear scans or photos. On funding: we accept bursary-funded, sponsor-funded and self-paying students. We are not an NSFAS-accredited provider, so NSFAS cannot pay us directly — if NSFAS is your only source of funding, you'll need an accredited residence. Any other funder who pays the residence directly is welcome; just attach the confirmation letter to your application.

Before you sign: the lease checklist

Read the lease properly, even when the room is perfect and someone else is waiting for it. Confirm the lease period and the notice you must give to leave, exactly what the rent covers, the deposit amount and how refunds are handled, the rent due date and what happens if you pay late, and the house rules on visitors, pets and smoking. Insist on a check-in inspection report signed by both sides — it's the document that protects your deposit when you move out. Our leases are signed digitally, and every tenant gets a portal login for invoices, statements, receipts and maintenance requests.

    Application timeline

Start looking between September and November for the following academic year. Applications are reviewed within 24 to 72 hours once documents are complete, after which you'll receive your lease to sign digitally and payment details for the deposit and first month. Beds fill fastest during January registration, so early applicants get the widest choice of rooms and the best shot at a single room.
