How our management process works
1. Portfolio review. We inspect the property, benchmark the achievable rent against comparable stock in the suburb, and agree the mandate and fee.
2. Marketing & placement. The unit is listed, enquiries are screened, and shortlisted applicants go through credit, affordability and reference checks before you approve.
3. Onboarding. Lease is e-signed, deposit and first month collected, and a photographic move-in inspection is filed for both parties.
4. Ongoing operations. Rent is invoiced monthly, arrears escalated automatically, maintenance logged and tracked against service levels, and your statement lands every month.
5. Renewal or exit. We handle escalations, renewal notices, exit inspections and deposit reconciliation, then re-let with minimum void.
Where we operate
Our operations span Cape Town (Belhar, Goodwood, Bellville and surrounds) and Gauteng (Brakpan and the wider East Rand). We take on new mandates on a case-by-case basis — if your property is outside these areas, contact us to discuss.
Transparent pricing & reporting
Management fees are structured as a percentage of collected rent, agreed up-front. Every landlord gets a monthly statement covering income, expenses, maintenance jobs completed and occupancy — no surprises, no hidden costs. Board packs are available for portfolios that need them.
Property management FAQs
What does a property management company actually do?
A property management company runs a rental property on the owner’s behalf: it advertises vacancies, vets and places tenants, drafts and signs leases, invoices and collects rent, chases late payments, dispatches maintenance, carries out move-in and exit inspections, and reports monthly on income and expenses. MM Group Properties handles all of these on one platform so landlords receive a single monthly statement.
How much does property management cost in South Africa?
Management fees in South Africa are usually charged as a percentage of rent collected, commonly between 6% and 10%, sometimes with a separate once-off tenant placement fee. MM Group Properties agrees the percentage up front, charges on collected rent only, and itemises every deduction on the landlord statement — no hidden admin or callout mark-ups.
Is a managing agent worth it for a single rental unit?
For one unit it comes down to time and risk. Self-managing means handling vetting, late payments, after-hours maintenance and the Rental Housing Act rules yourself. A managing agent absorbs that, keeps the lease compliant, and usually reduces void periods and bad-debt losses — which for most owners covers the fee.
How do you vet tenants?
Every applicant completes a digital application with ID, proof of income or funding, employer or institution confirmation and next-of-kin details. We run credit and affordability checks, verify references, and only then present the applicant to the owner for approval.
What happens when a tenant stops paying rent?
Our system flags an unpaid invoice on day one and issues automated reminders, followed by a formal letter of demand. If payment is still outstanding, we escalate through the Rental Housing Tribunal or attorneys with a full audit trail of invoices, statements and communication already prepared.
Do you manage student accommodation as well as residential?
Yes. We manage purpose-built student accommodation in Cape Town alongside standard residential rentals in Brakpan and Gauteng. Student portfolios carry extra operational load — per-bed billing, gender-locked sharing, academic-year cycles — which our platform is built for.
Do you manage units inside estates and complexes?
Yes. A large part of our Gauteng portfolio is individual units inside secure estates such as Oklane Estate and Greenleaf Residential Estate in Brakpan. We act as the managing agent for the owner’s unit — tenant placement, leases, rent collection, maintenance and inspections — and work within the estate’s own rules and access procedures. We are not appointed as the body corporate’s managing agent for common property.
Which areas does MM Group Properties manage property in?
Brakpan and the wider East Rand in Gauteng, and Cape Town’s Northern Suburbs — Belhar, Goodwood and the surrounding areas — in the Western Cape. We take on properties outside these areas case by case, and we will say so plainly if a location is too far for us to service properly.
