From R3,500 per month

Affordable Student Accommodation in Cape Town

Affordable, safe student rooms in Cape Town start from R3,200 per month in Belhar and R3,500 in Goodwood — furnished, secured 24/7, with Wi-Fi and water included so your monthly budget stays predictable.

What you actually pay each month

A sharing room starts from about R3,500 per month and single rooms rise from there depending on the residence and room type. Wi-Fi, water and basic maintenance are included in the monthly rental, so the only extra you plan for is your own transport, food and electricity where metered. A refundable deposit equal to one month's rent is payable before move-in.

    • Sharing rooms from ~R3,500 per month
    • Wi-Fi and water included
    • Deposit = one month rental, refundable
    • No agency or listing fees
    • Monthly invoices and statements in your tenant portal
    • Payment due by the 5th of each month

How to keep the cost down

Sharing rooms are the cheapest option and are gender-allocated for privacy. Choosing a residence close to your campus — Belhar for UWC and CPUT Bellville, Goodwood for Northlink — cuts your monthly transport spend, which is often the hidden cost that pushes a "cheap" room over budget. Applying early also matters: the lowest-priced beds are taken first, usually before December.

    • Pick sharing over single to save the most
    • Stay near campus to cut taxi and train costs
    • Apply before December for the best-priced beds
    • Pay on time — rent is due by the 5th; late payment penalties apply from the 6th

    Affordable does not mean unsafe

Every MM Group residence has controlled access, 24/7 monitoring and a maintenance team you can reach through the tenant portal. Rooms are fully furnished with a bed, desk and wardrobe, and residents share modern kitchen, study and laundry facilities. You sign a proper written lease — no informal room-rental arrangements.

    Funding, NSFAS and sponsors

MM Group Properties is not currently NSFAS-accredited, so NSFAS will not pay us directly. Students funded by NSFAS, a bursary, employer or family are still welcome to apply and pay us themselves — we issue the invoices, statements and signed lease your funder needs for their records.
