We do not run a residence inside the Bellville CBD. Instead, our Belhar residence sits roughly 10 minutes from CPUT Bellville and 5 minutes from UWC, while Goodwood is a direct train or taxi ride away. Both give you a quieter, safer study environment than the CBD at a lower monthly rate.

What Bellville student accommodation costs
Purpose-built Bellville residences typically run from R4,500 to R7,500 per month. Our rooms start from around R3,500 per month for sharing and rise depending on room type, with Wi-Fi, water and basic maintenance included. Deposits are equal to one month's rent and are refundable subject to your move-out inspection.
Funding and NSFAS
MM Group Properties is not currently an NSFAS-accredited provider. Students funded by NSFAS, bursaries or family are welcome to apply and pay directly — we will supply the invoices, statements and lease documents your funder or sponsor requires.
How to secure a room
Apply online with your ID, proof of registration or funding and next-of-kin details. Most applications are reviewed within 24–72 hours, followed by digital lease signing and a move-in inspection. Beds fill fastest in December and January before the academic year starts.
